Former JLE building on the market for $3.95M

Jeannette Wolfberg is reporting for The Columbia Paper on the Hudson City School District's plans to sell the building that once housed the John L. Edwards Primary School on State Street in Hudson. The building was closed in 2018. Dan Simpson with CBRE Realty Albany has the property listed for just under $4 million.
Simpson, along with CBRE sales associate Alexandra Rizzo, attended the Board of Education meeting January 21, and both expressed enthusiasm about their involvement. “JLE lends itself to a conversion use,” Simpson said. “It’s a puzzle, finding the right buyer to fit in. It needs money to make it work. About five acres come with the property, but unfortunately they’re mostly slopes and wetlands. It’s rare to find someone who says it’s okay as is.” Simpson estimated it would take anywhere from 1 to 2 years to sell the property, but noted it is a good time to be a seller. In a second, unrelated real estate transaction involves the district contributing land to the state for the Empire State Trail. The trail will run in front of Hudson Junior and Senior high schools on Harry Howard Avenue. The state Department of Transportation has offered the district almost $27,000 for the strip of land. Although the state will assume responsibility for hazards and liabilities, the school district will have to shovel following a snowfall. Read the full story in The Columbia Paper.
