Zoning board hears revised hotel proposal

Sarah Trafton is reporting for Columbia-Greene Media Catskill Golf Course owner David Vipler presented a revised hotel proposal to the Catskill Town Zoning Board September 12. Vipler has been trying to get the plans approved since February. The proposed lodging, called Greens Suites Hotel, would be open year-round. The amended proposal relocated the project to a rural area zone and enlarged the structure from three stories to four, and from 42 units to 50, Vipler said, however, the "footprint is 125 feet smaller.” Meryl Learnihan, a resident of Catskill, and a representative of the 30-member Brooks Lane Neighbors, said residents are concerned about increased traffic and worries about the structure becoming a fire hazard. “It’s a narrow road with a blind turn and no sidewalk,” Learnihan said. “We don’t even have enough water pressure to put out a fire in a one-story house.” Barb Sanson, of Catskill, another Brooks Lane Neighbors member, said, “The last thing I want to see is a four-story building down the road.” Vipler has applied for two variances, which he must have before the project can move on to the planning board for a special use permit. And because the 142-acre parcel is located within 500 feet of county Route 23, the plan is also subject to county review.
